My 26 year old son has been sifting through countless foreclosure properties in the Detroit Metro area. He asked me to tag along on his first property viewing with a realtor he had selected. He tried the usual, I know it's old (1958), it's a foreclosure, it's been trashed speech beforehand to prepare me for the inspection. I thought I'd tag along to support his efforts and give the ole' keep looking , you'll find something follow-up rhetoric....but after viewing the property with him I said, "IF YOU DON'T BUY IT, I WILL."

A 2100 sq. ft. brick house on 4.88 acres with a 14 stall horse barn and 20 feet deep pond with a nice dock.....for $129,000. It had been ransacked by the previous owner who actually took the toilets & carpeting with him upon eviction. The barn is a rock solid 160'x40 ft. structure...easily a $300,000 structure to build today.

Best part.................................................................... the owls in the barn rafters!!! :lol: :lol:

Want to truck some of that Detroit-area foreclosure land up here? I'm not kidding; you can't even buy a trailer (just the trailer - no land, sitting on a rental pad in a crummy trailer park) for that little money. Shabby apartments start at about $230 and decent apartments are well into the $300s. Houses? Don't even bother under $500.

Funny thing is that it doesn't even reflect the local economy; just the fact that wealthy people want to retire here because it's a nice place to live. The economy kind of sucks.

It's sad to see all the foreclosed properties in MI. I was looking at an ad for a huge place in Flint, at a price of $129,000 the other day. The same place in England would be over a million. Bad news if you're on the wrong end of the foreclosure but some great opportunities for buyer.

Chaps, I'll hopefully be buying somewhere on this side of the pond in the next 12 months. You're killing me with those Michigan shots! (Plus I could get to Belle Isle for the IndyCars and Brooklyn for the NASCAR....)
